Transportation Service to and from the Roanoke Regional Airport, surrounding airports and Amtrak can be arranged by calling The Omni Homestead Resort Activities Department at (800) 838-1766, option 3. Fees apply and advanced reservations are required. If you need transportation inside of three days of your arrival or departure, please call The Omni Homestead Resort Transportation Department directly at (540) 839-7711.
Cancellations within seven days will be charged one night's room/package rate, tax and $39 daily resort charge. If you do not show up on the first night of your stay, all activities and dining reservations for the entire stay will be cancelled. Please note the cancellation policy for holidays below. Our cancellation policy is subject to change based on the package booked and seasonal periods.
CANCELLATION POLICY FOR HOLIDAYS
The Thanksgiving, Christmas and New Year's holidays observe a 21-day cancellation policy. Cancellations within 21 days will be charged one night's rate, tax and the $39 daily resort charge. If you do not show up on the first night of your stay, all activities and dining reservations for the entire stay will be cancelled.
DAILY RESORT CHARGE
Effective January 1, 2018, the daily resort charge is $39 per night. The daily resort charge covers high-speed wireless Internet access in guest rooms and resort public areas, in-room coffee, Southern Social Hour, the daily Historic Tour, continuous property shuttles to all resort recreational activities, access to the fitness center, indoor pool and Allegheny Springs (open seasonally).

Effective October 16, 2017 payment for all resort charges, such as dining, shop purchases and activity fees, will be to your guest room folio or credit card. The Omni Homestead resort's restaurants, bars, retails shops and amenities, with the exception of Martha's Market and Kober's, will no longer accept cash.
A deposit of the first night's room rate, daily resort charge, and tax will be taken at the time your reservation is made. This deposit is fully refundable outside of seven days prior to your arrival. Deposits for all holiday time periods are fully refundable outside of 21 days prior to arrival.
DINING AND RECREATION RESERVATIONS
Advanced reservations and appointments are required for all evening dining and recreation to ensure preferred times. Please observe a 24-hour cancellation policy. Cancellation fees apply.
EARLY CHECK-IN POLICY
If you arrive prior to 4:00 p.m., you may check your luggage with the bell desk and enjoy our resort amenities until your room becomes available.
EARLY DEPARTURE POLICY
Your deposit will be forfeited should you check out prior to your scheduled departure date. If your reservation was booked with a minimum night requirement or as a holiday package, you will be charged the full length of your reservation.
NIGHTLY ROOM RATE
Your nightly rate excludes all taxes, fees and daily resort charge.
Parking is $20 per night.
Effective April 1, 2019: Registered resort pet guests are welcome at The Omni Homestead. Pet rooms are limited and are based on availability. Two dogs up to 60 lbs. each may be registered to a room, if a valid credit card is on file. Please note that our pet policy extends only to dogs. Other pets, including extreme or wild animals, are not allowed. Each room with a dog(s) will be charged a one-time non-refundable fee of $200. There will also be a per night fee of $50 per dog. The pet may not be left alone in the room for extended periods of time. In the event that your pet is the cause of guest noise complaints, you will be asked to remove the pet and may be liable for financial compensation to those guests disturbed. Dogs are not permitted in the Great Hall, dining outlets, retail shops, spa, pool areas, or along the Cascades Gorge. Guide dogs for the blind or otherwise disabled are exempt from our pet policy. Dogs whose sole function is to provide comfort and companionship do not qualify from this exemption under ADA guidelines. For your convenience, we have designated a selection of guest rooms to accommodate you and your dog. To ensure your pet is registered and that you have a pet friendly accommodation, please contact a Front Office manager 540-839-7755.
Please note that only registered resort dogs are permitted on property. To signify that your dog has been properly registered, we will provide a red ribbon which is to be tied to the dog’s leash. This ribbon must be visible at all times throughout your stay. A fine of $500 will be assessed to the owner of any dog not registered with the resort.
For guests with service animals, we will provide a purple ribbon. This ribbon is for your convenience and will discreetly indicate to our associates that your animal is a service animal and that there is no reason to inquire about the animal's presence. While this is not a requirement, we ask that the purple ribbon be visible when in public areas.

Rental is $15 (plus tax) per night.
An 18 percent service charge is added to any spa charges incurred for spa attendants. Additional tipping is at your discretion.
All guest rooms are non-smoking. You are subject to a $150 daily cleaning fee if smoking occurs in your room.
TAXES AND GOVERNMENTAL FEES
The room rate and daily resort charge are subject to governmentally imposed fees and taxes.
Any use of Omni’s fitness centers, Fit Kits, Sleep Kits, or participation in off-site exercise classes or other programs offered by Omni (“Wellness Benefits”) is done at participant’s sole risk. Omni shall not be liable for any injuries, loss, or damage to the participant or participant’s personal property resulting from the use of the Wellness Benefits, regardless of whether it occurs as a result of Omni’s negligence. If the participant chooses to use the Wellness Benefits, the participant hereby expressly waives any claim of liability - for personal/bodily injury or damages - which occurs to the participant or for any loss of or injury to person or property. This waiver is intended to be a complete release of any responsibility for personal injuries and/or property loss/damage sustained by any participant while on Omni’s premises or at off-site exercise classes, whether using exercise equipment or not.
